This proposal if passed will bring lower residential property values to the area, 24-7 noise pollution, light pollution from proposed light standard heights, increased traffic and traffic jams, possible hazardous spills and runoff, likelihood of prostitution coming into the area as it usually does with a congregation of truckers, increased road damage, which by the way we already have a terrible road on Liberty Grove, and in my opinion, the possibility that the developer of Homestead at Liberty Grove would sell his remaining phases to a lesser developer which would also decrease property values.

I feel this property to be far too industrial to be so close to residential space. This should be broken up into smaller and more diverse businesses, spread out and filled with green spaces and trails for recreation and biking/personal electric vehicles. The proposed rezoning will negatively impact the health, safety, morals or general welfare of the public. The light and noise pollution from an industrial complex will be a chronic nuisance on the residents of the Homestead at Liberty Grove neighborhood.

The infastructure in the area is not ready to handle the kind of development that this would require. It will cause home values to fall, the noise pollution will take away from the golf course and already add to the noise pollution and odor pollution from the land fill. Also, the city has an opportunity to develop a very nice greenway along the banks of muddy creek making a very nice park.

This is the wrong location for such a development; this area is looking for residential helpful amenities not commercial development which is available in other locations in Rowlett. Liberty Grove area has been a haven for open space and this is greatly opposed to the concept that was envisioned. Understanding that the City may be looking for a tax base, this is the wrong location. Neither the concept of the infrastructure for this location is acceptable or long-term viable. The frontage to GB presents so many alternatives that should be explored.
